Scope
POSITION DESCRIPTION SUMMARY: A full-time salaried position responsible for managing materials, Subcontractors, staff and resources for successful completion of assigned construction contracts. Accountable for fulfilling contract obligations, maintaining job progress schedules, sustaining positive cash flow throughout the progress of jobs and meeting or reducing the contract’s estimated costs.
Duties
PRIMARY DUTIES, RESPONSIBILITIES & ACCOUNTABILITIES:
MANAGE PERFORMANCE ON ASSIGNED PROJECTS

- Schedule and manage required materials and resources for all phases of the project, from sales turnover through the end of the warranty period.
- Ensure material flow to job is appropriate to meet installation schedule.
- Monitor submittals and assist in securing approvals.
- Monitor installation work and take steps necessary to ensure adequate progress is maintained. Ensure punch list items are completed in a timely manner. Develop and implement contingency plans if any part of the project falls behind in its contractual commitments.
- Provide technical services including system front end installation and setup, limited system programming and graphic modifications, and any other technical services required to meet project requirements and schedule.
- Schedule, manage and perform system startup and commissioning to meet project schedule requirements.
- Accountable for completing project per contract schedules, within estimate and in full compliance with company standards and Contract Documents.
- Provide, if necessary, complete control system installation per project documents, including installation of end devices, raceways, control wiring, control panels, control modules and associated wire and device terminations.
- Provide professional and well organized owner training per project documents and/or company standards.
MANAGE SUBCONTRACTS

- Manage Subcontractor and other resources provided by Subcontractor to ensure performance in accordance with Subcontract Documents.
- Award Subcontracts per mutually agreed upon terms, scope and price.
- Ensure Subcontractors maintain their performance at appropriate levels in accordance with Subcontract Documents and company standards.
- Process Subcontractor generated RFIs, claims and change orders in accordance with Contract Documents.
- Review and approve Subcontractor invoices to ensure they comply with approved Schedule Of Values.
- Provide field coordination with installation personnel, including layout of communication and control wiring runs, noting device installation locations, identifying and ordering necessary mounting and miscellaneous installation material.
- Schedule commissioning personnel and ensure Subcontractor corrects/modifies work to comply with discrepancies noted.
CUSTOMER RELATIONS

- Serve as the senior interface with company’s upper tier contractor or customer. Ensure this party and appropriate equal tier contractors and suppliers fully understand the respective roles of all parties involved including Subcontractors.
- Serve as company’s primary point of contact for all dealings with the owner & upper-tiered contractor (end user) on project. Ensure owner representatives fully understand the respective roles of all parties involved including Subcontractors.
- Conduct all relations on job in a knowledgeable, credible and professional manner. Negotiate disputes to achieve win-win results.
- Maintain an on-site presence and be available for consultation with the owner and upper-tiered contractors to ensure an open flow of communications.
FINANCIAL
- Develop and secure approval for Schedule Of Values that produce positive cash flow on project.
- Maintain knowledge of and track project’s financial status at all times.
- Accountable for invoicing and collections to produce positive cash flow for project.
- Submit and track claims and change orders in accordance with provisions contained in Contract Documents.
- Estimate and negotiate company’s generated claims and change orders to secure fair and appropriate settlements.
ADDITIONAL DUTIES:
ADMINISTRATIVE
- Verify and approve invoices from suppliers, vendors and Subcontractors.
- Verify and approve time sheets for all company employees and Subcontractors working on assigned projects.
- Provide, in a timely manner, necessary project cost information, including timesheets, mileage logs, expense reports, etc. as required by the construction department.
- Participate in Sales Turnover Meetings
- Complete Operations Re-Estimates in a timely fashion.
- Complete monthly Estimates-To-Complete in accordance with company procedures.
- Maintain project files in accordance with company policies and procedures.
- Provide project status reports in a form and manner prescribed by management.Process work in accordance with company standards and recommend additions, improvements and modifications to standards.
- Perform other duties assigned by management.
COORDINATION
- Attend project site meetings during construction.
- Coordinate with sales in estimating and processing claims and change orders.
- Coordinate with engineering to ensure accurate technical data is secured from the various suppliers and vendors for equipment affecting installation and commissioning.
- Ensure company RFIs are appropriately submitted and tracked. Follow up to secure required responses.
- Coordinate the progress of work with other trades as necessary to ensure timely execution of contractual obligations.
