Automated Logic - United Environmental Services (UES) completed a building controls retrofit for a very forward-thinking client. The TrizecHahn Office Properties project, networking seven buildings in two downtown Houston office centers, includes custom monitoring software for data collection and rate negotiation once deregulation is in full swing.

ALC-UES won the Cullen Center and Allen Center assignment over five major competitors. The project’s scope, encompassing 3.1 million square feet, required more than 6,000 automation points. All seven buildings are tenant occupied, and major buildouts took place during the installation with little or no tenant disruption. A building designated for Continental Airlines’s new corporate headquarters required asbestos abatement in addition to a complete controls retrofit.

TrizecHahn’s primary objectives included reduction of energy usage and its associated costs, systems integration and expandability. To achieve these, the ALC-UES team installed a BACnet® communications network over the existing fiber backbone and replaced control systems from two major competitors with Automated Logic’s powerful graphic operating system, SuperVision® and ALC’s alarm and information management system, Alert™. Hardware change-outs included air handler units, mechanical plants and zone and boiler controls. Variable speed drives were also added to selected existing equipment.

TrizecHahn will be ready for energy deregulation thanks to the system’s information management capabilities. Real-time consumption data will be gathered and entered into a third-party database for analysis and development of negotiation strategies.
