Project Managers are the team leaders of the project execution team. They are responsible for bringing projects on-line on time, within budget, and with a high level of customer satisfaction. This includes scheduling and coordinating all construction resources, internal and external, necessary for project execution and financial management of the project. Our internal resources include application engineers, programmers, project engineers and field engineers. Our external resources include product procurement from our vendors, and negotiating and managing our electrical subcontractors. Financial management includes billings, change orders, cash flow, estimate at completion and revenue forecasting.
1.BUDGET •Thoroughly understand the project budget at turnover. •Continuously monitor all cost phases of the budget and know where the project stands compared to budget at all times. Provide a formal, monthly Estimate at completion report for all projects. •Perform “actual vs. estimated” analyses and identify significant variances, reasons for variances, and steps needed to prevent recurrence of variances. •Pro-actively pursue ways to beat the budget and/or minimize cost overruns.
2.PROJECT PLANNING AND SCHEDULING •Know the project schedule and proactively drive the job. Document all items/trades that delay our work and work with GC to remove such obstacles. •Plan our manpower and provide input to internal resource management as to when resources will be needed on the project. •Create a working schedule for each project in order to proactively plan and protect our time lines.
3.CASH FLOW •Produce and gain approval of a schedule of values that provides positive cash flow for each project. •Produce and gain approval of monthly pay requests to maintain an over-billed position and positive cash flow at all times. •Know the receivable/cash position of each project. Insure that receivables are paid promptly and that project issues are not holding up payment. •Know the pay approval process on each project and work to obtain approval of each pay request.
4.SUBCONTRACTORS •Solicit subcontractor proposals for the project as soon as the project is turned over. Work with the sales team to review pre-bid price quotes from subcontractors. •Negotiate with the subcontractor(s) to get the best pricing possible and to insure that the subcontract is within the project budget. •Execute the standard subcontract with the selected sub as soon as our submittals are approved. •Insure that the subcontract value is correct on our schedule of values in order to facilitate accurate billing and payment of the sub. •Get and approve monthly billings from our subcontractors. Insure that they are not over billed and insure that there are no problems with their work. •The project manager should supervise (or instruct the project engineer, Field Supervisor or Field Engineer to supervise) the subcontractor via periodic site visits to insure that they are installing per our installation practices and not doing anything counterproductive for us or them. •Maintain a continuous communication flow with subcontractor to ensure that the work is being performed on time to maintain our overall schedule of completion.
5.COMMUNICATION AND DOCUMENTATION •Provide necessary documentation and communication to all customer levels and sub-contractors and/or insure that the appropriate members of the project team do so. •Utilize the Project Administrators to maintain an organized master binder, in accordance with our documentation standards for all projects correspondence – incoming and outgoing. •Professionally represent Automated Logic in meetings and always be proactive in defending the company’s best interest. Always be prepared for meetings, have the answers to questions that you know will be asked, and have the appropriate back-up personnel in attendance when necessary.
6.CHANGE ORDERS •Owner/Other Trade Driven Change Orders: Immediately request change orders for all work/circumstances that change or scope and/or increase our costs on any project. Change order proposals and bookings should reflect at least minimum acceptable internal margins. The Project Manager should understand all change order costs, be prepared to justify/defend them, and be prepared to negotiate change order pricing in the best interest of the company when necessary. •Automated Logic Driven Change Orders: All personnel should actively look for additional items to sell, or upgrade. •Utilize ALC standards for estimating, routing and booking change orders.
- Education and experience: Four-year BS degree in Engineering or Construction Management and five years industry experience or equivalent combination of education and experience.
- Skills: Ability to communicate clearly both in writing and verbally, personal computer literate, and team leadership.
- Knowledge: Building electrical and mechanical systems applications and thorough understanding of construction contracting processes.
